- RESIDENCY AGREEMENT: It should be noted that residents are only required to stay in residence for a total of 10 (ten) months in 2010. MRS does not follow rental policies such as those used in the private rental market. Most importantly, MRS does not require its residents to stay in accommodation for a full year. Generally, most private rental accommodation is fixed for a period of one-year (12 months). Further, MRS residents are not required to pay a month’s rental as bond. Residents are responsible for the rental payment for the room allocated to them for the whole period of their Residency Agreement or until such time as a suitable replacement is found (whichever comes first). Residents must understand that Monash Residential Services is obliged to fill rooms that are already vacant before new departed rooms are occupied.
- Residents are required to pay an initial non-refundable Building & Amenities Fee of $330.00 prior to admission to the International Mews. In addition, New Residents are required to pay a non-refundable $120.00 Orientation Week levy to defray the cost of all O-Week activities including entertainment, transport and food. The date by which the fee/levy is due is advised in the letter of offer. The Application Fee and Building & Amenities Fee are non-refundable charges applicable each calendar year (1/1-31/12). Therefore, those residents whose accommodation spans two calendar years will be required to pay an additional Application Fee and Building & Amenities Fee for each calendar year.
- Residents are charged for electricity usage at a flat rate of $1.70 (GST inclusive) per day which is added to their rental invoice. In cases where electricity bills are higher than average usage, the excess amounts will be invoiced to residents.
- Telephone lines to each bedroom are capable of running broadband which allows telephone and internet access. The connection and operating costs are the sole responsibility of the resident. Residents can have pay TV while living at International Mews, however, all costs of installation will be the responsibility of residents. On vacating the residents must arrange for the service to be disconnected and arrange for all equipment to be removed. Residents will also be responsible for any repairs that need to be made as a result of equipment being removed.
- Transfers: Those residents wishing to transfer to another room or hall may apply to do so by completing a Room/Hall Transfer request. Depending upon the availability and the approval of the College Head residents are granted one transfer per calendar year free of charge. Any subsequent transfers during 2010 will be charged at the rate of $40 per transfer.
- Debts to MRS: MRS will issue monthly invoices to all residents on or about the 1st of each month. The invoice is for the current month’s rental period and must be paid by the last day of that month. Invoices not paid by the last day of the month will automatically incur a flat monthly $50.00 surcharge and resident’s access to services within the university may be blocked. This charge of $50.00 will apply on all outstanding debts.
Example: Invoices for accommodation in July will be issued to residents at the beginning of July and must be paid by the end of July. Invoices for July not paid by the end of July will incur the $50.00 outstanding debt surcharge.
- Any resident who has outstanding accounts will NOT be allowed to continue their residency without the full payment of overdue accounts. If a resident is required to vacate their room as a result of overdue accounts, misconduct, etc., the resident will remain responsible for the rental payment for the room allocated to them for the whole period of their Residency Agreement or until such time that a suitable replacement is found (whichever comes first).
- Termination: Those residents wishing to leave the International Mews must inform the Residential Office bycompleting a Departure Form at least one month prior to departure. This may assist the Residential Office in finding a suitable replacement for your room. Any resident who departs prior to the end of contract will remain responsible for the rental payment for the room allocated to them for the whole period of their Residency Agreement or until such time that a suitable replacement is found (whichever comes first).
- Residents wishing to stay at the International Mews over the summer period (1 December 2010 to 16 January 2011) must complete and hand in a Request to Stay Over Summer Application Form. All residents who have stayed at the International Mews over the summer period and who have not submitted a Re-Admission Form for residency in 2011 must vacate their room by 16 January 2011. Those residents who receive a letter of offer and continue their residency in 2011 are advised that the rates could change from 1 January 2011.
- MRS understands that some residents may officially complete their final year of study at the end of first semester 2010. Residents are reminded that they are responsible for the rental payment for the room allocated to them for the whole period of their Residency Agreement or until such time as a suitable replacement is found (whichever comes first).
- Additional invoices will be issued for damage to residents rooms. To determine damage and/or loss, the Domestic Operations personnel refer to the Room Condition Report completed by all residents on their arrival. Failure to send in your Room Condition Report does not absolve you of any responsibility.
- Monash Residential Services will immediately dispose of any item found in a vacated resident room. A $50.00 plus GST charge will be incurred by the departing resident for the removal and disposal of such items. Monash Residential Services is not responsible for any items left by residents in communal areas..
- Throughout the year, there is a significant demand from full-time students for on-campus accommodation. If successful, I understand and accept that Monash Residential Services has offered me accommodation on the condition that I remain a full-time student throughout the full year and that if I discontinue my enrolment or change from full-time to part-time study or transfer to distance education or complete my studies and am waiting to graduate or am waiting to re-enrol, I may be required to vacate my room.
- Residents will incur additional costs for lost keys.
- Residents will be charged for parking at the International Mews. Please contact the Residential Office during office hours should you require a Parking Permit.
- MRS reserves the right to change the Accommodation Fee Regulations and Conditions of Residency at any time. Please refer to www.mrs.monash.edu.au/ for the current Accommodation Fee Regulations and Conditions of Residency.
